Method and sources
Here is how we calculate the income shown on this site, and where the figures come from.
Data used
Study of 19/10/2026, updated on 02/11/2026 for Bénerville-sur-Mer and Tourgéville.
- Prices: geolocated DVF recorded sales from 2024 and 2025 (3,242 sales across the 11 study towns), median by town, property type and distance to the shore (≤ 250 m, 250 to 800 m, > 800 m, computed from the OpenStreetMap coastline, not a “sea view”).
- Exclusions: units in tourist or managed residences (commercial lease, serviced residences) are removed from median prices. We flag groups of at least 4 flat sales on the same plot below 60% of the town's median price per m²; when in doubt, the sale is excluded.
- Listings: 1,253 Bien'ici listings (agency feeds) collected on 19/10/2026.
- Rental income: PriceLabs (ADR × occupancy, monthly) and AirDNA (average annual revenue per listing and bedroom count, Oct 2025 to Sep 2026). The low/high range reflects the different sources.
- Bénerville-sur-Mer and Tourgéville: one market, treated as a single zone. DVF sales from 2024 and 2025 in both towns are pooled (191 sales); income comes from the PriceLabs revenue estimator by bedroom count (annual median, Nov 2025 to Oct 2026, extracted 02/11/2026), both towns weighted by their listing count. Single source: single value.
90 towns, grouped into sectors
The simulator covers 90 coastal and inland towns (up to ~20 km from Deauville). The 11 study towns have their own data. Eight villages have direct data: their DVF sales (at least 8 per property type) and income adjusted to their PriceLabs occupancy. The other villages are grouped into 10 sectors: town median sale price when there are enough sales, otherwise the sector's; income from the study reference town, adjusted by the sector's PriceLabs occupancy index (last 12 months, capped between 0.7 and 1.0).
Ranges and samples
When a segment is covered by a single income source, we show a single value rather than an artificial range, marked “single source”. When a price rests on fewer than 30 sales, we mark it “limited sample”. A segment with fewer than 5 sales is never used or shown: the simulator then uses the whole-town median price for the same property type. If there are still fewer than 5 sales, no figure is shown and we offer a personalised estimate at a meeting. Price and income always come from the same town or zone: we never combine one town's price with another town's income.
Houses and price used
For a house, the estimated income matches the number of bedrooms you enter (1 to 4); from 5 bedrooms, income varies too much for a reliable average and we offer a personalised estimate. Without a price, the simulator uses the segment median price per m² multiplied by your surface or, failing that, the segment median sale price.
From gross to net
To go from gross to net, we take the platform fees (18.5%), cleaning, linen and consumables, then the Primo Conciergerie management fee (25% incl. VAT) off the gross revenue. Yield is computed on the price (median sale price or the price you enter), excluding notary fees.
The owner's taxes and costs (service charges, property tax, energy, insurance) are not deducted: they depend on your situation. Financing (deposit, loan) is reviewed with you during the meeting.
Personal-use weeks
Simple assumption: annual income is reduced pro rata to the blocked weeks (out of 52). In high season, a personal week actually weighs more: the personalised study refines this with your dates.
Limits
- AirDNA publishes averages (pulled up by top performers), PriceLabs a potential; some segments have fewer than 60 listings.
- Bedroom-based averages ignore the actual size, condition and view of the property.
- No data from properties managed by Primo Conciergerie is used.
These simulations are indicative, non-binding and carry no income guarantee.
